What is the difference between a certified residential appraiser and a licensed residential appraiser?
In states where there are 2 categories of residential appraisal licenses granted, a licensed appraiser is the lowest level of licensure available. Appraisers that are only licensed, typically are not credentialed to do “complex appraisal assignments” for loan purposes. FHA, for instance, does not accept appraisals from “licensed” individuals.
